Why the waterfront holds its value.
Beachfront land is finite, and demand keeps coming from the whole world. Dubai recorded its second-best first half ever in 2026 even as the second quarter slowed; Abu Dhabi set a record in 2025; and Al Marjan Island posted the country’s biggest price rise ahead of the Wynn opening.

Shortlist
Tell us the coast, the budget and the use: holiday home, rental, or residence. We send the projects and resales that fit.
Reserve
A booking form and deposit hold the unit. Off-plan, the sale is registered with the land department and payments go to the project’s escrow account.
Pay as it rises
Off-plan, you pay in instalments tied to the building’s progress; ready homes transfer at the land department in a few days.
Keys & visa
At handover you receive the title deed. At AED 2 million or more, you can apply for the ten-year Golden Visa.

Before you ask.
Yes, in the designated freehold areas of each emirate, which include almost every beachfront destination on this site (Palm Jumeirah, Dubai Islands, Saadiyat, Al Marjan Island, Maryam Island and others). Each project page states the ownership terms we have confirmed.
No. On new launches we work with the developers, and you pay the developer’s price. Registration fees (4% DLD in Dubai) and the developer’s admin fees are due as on any purchase.
RERA-accredited agents (or the licensed equivalent in each emirate) we work with. They draw up and register the contracts: Form F and the DLD transfer for sales in Dubai, Ejari for rentals.
A property, or several, worth AED 2 million or more can qualify you for a ten-year renewable Golden Visa, including off-plan homes bought from approved developers. Rules for mortgaged homes differ by emirate. See our Golden Visa guide.
In Dubai, off-plan payments go into the project’s escrow account registered with the Dubai Land Department and are released to the developer as construction progresses. Other emirates have their own escrow rules; we check them project by project.
Budget for the registration fee (4% of the price in Dubai; different in other emirates), the trustee or admin fees, and, on resale, the agent’s commission. Service charges then apply each year.
Yes. Long-term leases are registered (Ejari in Dubai); short stays need a holiday-home permit from the tourism authority. No rental yield is guaranteed: ask us for recent figures for the building you are looking at.
Yes. Reservations and sales contracts can be signed remotely, and a power of attorney covers the transfer. You will need to be in the UAE for the visa medical and Emirates ID steps.
